Help: Searching Farms and Ranches for Sale
Searching
What does the search include?
Participating MyStateMLS farms, ranches, agricultural land and farmsteads that are authorized for internet display. See how listings qualify. Results default to active listings for sale; use Filters to include under-contract, pending or auction listings.
Why don't I see a farm I know is for sale?
It may be listed by a brokerage outside MyStateMLS, sold privately, or not authorized for internet display. Or its listing may not report agricultural use, in which case our rules do not treat it as a farm. If you think we are missing a listing that should qualify, report it.
What is "price per acre"?
The total asking price divided by the reported acreage. It is shown only when both are known and the listing is not an auction. It is not an appraisal or a bare-land value: homes, barns and other improvements are part of the price.
What do "tillable acres reported" and the land breakdown mean?
Some listing descriptions state acreage by use, for example "112 irrigated acres, 21 dryland acres". We show those numbers as written by the listing agent. They are not a survey, and total acreage is never treated as tillable or usable acreage.
Why are auctions hidden at first?
Auction listings often carry an opening bid or a placeholder in the price field. They are always labeled and are available with the Auctions filter.
Is there a map?
Yes. Use Map on the search page. Listings whose sellers withhold the address are not pinned; they still appear in the list.
Saved properties
Do I need an account?
No. The heart icon saves a property in your browser. Your list stays on this device and is not sent to us. Clearing your browser data clears the list. If a saved listing sells or is withdrawn, the Saved Properties page tells you it is no longer available.
Contacting agents
Who receives my message?
The listing agent named on the property page, or the listing brokerage if the agent has no email on file. The recipient is shown before you send. We do not sell or share your inquiry with anyone else.
Is a showing request an appointment?
No. It is a request. The agent will contact you to arrange a time.
Can I ask about water rights, leases or what is included?
Yes. The inquiry form has optional questions for water rights, usable acres, leases, what is included in the sale and legal access. The listing agent answers them; some also need an attorney, surveyor or the state water agency.
Farming resources
Is the crop information about this property?
No. Regional crop options describe what Extension and USDA sources discuss for a region. They never say a particular field suits a crop: that depends on soil, water, drainage, slope, management and market.
Why do some states have no regional crop options?
We publish a state's crop profile only after it has been reviewed. Other states show broader context and referrals to the state Extension service and local offices.
Can I upload a soil test?
No. We do not accept lab reports. See soil testing for how to find a lab and who can help interpret results.
