About this property
Ashtabula county, Ohio Land for sale Investors and hunters don't miss this opportunity of owning this once-in-a-lifetime property. 75 acres multi source income farm in Jefferson TWP Ohio. This one has approximately 40 tiled tillable acres currently in hay and can be easily turned into income producing row crops by near by Farmers. With amazing hunting potential. There is a gas well on the property to provides more than enough fuel to heat the shops and home. Approximately 32 acres of hardwood remain. The timber is mostly maple with few Oaks dropping Acorns. Only about half of the maple trees have been tapped for Maple syrup production with a main feeder line underground and a vacuum pump to the 40'X64' machine shed on the North side of the property. Machine shed has concrete floors. Evaporator room is 16'X40 inside the machine shed and is heated and insulated. The machine shed is equipped with an R/O system to reduce water content by 65-75% and can take sap with 1% sugar content to about 5% or sap with 5% sugar content to about 8-9%. The evaporator is automated and will pour the maple syrup out when finished. And this setup will easily handle 5-6 times what it currently is producing, which is approximately 400 gallons of finished maple syrup a year. This is with only about half of the current maple trees being tapped. The other half of the remaining maple trees could easily be tapped for double the production. Hunting here is fantastic. The owner states the lines from the maple tree farm do not affect deer movement. I noticed a huge scrape while walking on the property. There was a 27'' wide buck harvested by a neighboring farm within the last few years. There is a nice clearcut in the woods that could easily be turned into a food plot or left untouched for Doe bedding. Ashtabula is #1 in Deer harvest in NE Ohio and in the top 5 counties for Deer harvest in the state. The topography is flat, so no dragging deer up or down any hills and it makes equipment easy to access. Access from the south helps hunters remain undetected from prevailing west winds. The 1122'sq farmhouse was built in 1920 and remains in good condition. 3-bedroom 1 bath with baseboard heating and has a clean unfinished basement. The farmhouse could easily be rented or lived in. It has a septic and well. Current owner resides here now. There are 2 Amish built metal pole building barns, one is 100'X40'sq with 16' high ceilings the Sheep's barn is 120'X48'sq. One of the buildings is currently being used for housing sheep and the other is for storing hay. The sheep's barn has a 24'X48' lambing room that is insulated. And the hay barn is mostly open. There is a grain storage bin. If you're a hunter looking for an amazing hunting tract that can produce this level of income with amazing hunting potential you do not want to miss this opportunity. Please note: 5 acres of the Southeast corner of the property is scheduled to be surveyed off to add additional acreage to a different parcel. This does include the pond. Buyer checklist
Questions worth investigating for any farm or ranch purchase. They are not claims that this property has a problem or meets any condition.
- Legal accessIs there deeded or recorded access to a public road, and are there easements across the land (or that the land relies on)?
- Water rights and wellsA well, pond, creek or irrigation system does not by itself establish a legal right to use the water. Ask for the water right, permit or registration documents and test the well.
- Leases and tenanciesAre there farm, grazing, hunting, CRP, oil and gas or wind leases? Some survive a sale or require notice before they end.
- Soil and usable landHow many acres can actually be cropped or grazed? Check the NRCS soil survey and get a current lab soil test for the use you plan.
- RestrictionsZoning, conservation easements, deed restrictions, HOA rules, floodplain and wetland rules can limit what you can do.
- Building conditionBarns, fences, wells and septic systems need inspection; a listed building may not suit a commercial or livestock use.
- UtilitiesPower, water, septic capacity, internet and road maintenance: who provides them and at what cost.
- What is included in the saleEquipment, growing crops, stored hay, livestock, irrigation equipment, permits and farm program contracts are often separate. Get it in writing.
