Location: This property is located just East of the crest of Round Mountain in Southeastern Oklahoma in a very remote and secluded wilderness type setting surrounded by miles of privately owned timberlands to the North and a 10,000 acre cattle ranch to the South and East. The property is about 12 miles NW of the town of Wister, Oklahoma. Wister Lake State Park is about a 16-mile drive. Tulsa, Oklahoma is about a 1.5-hour drive and Dallas, Texas is 4 hours. Rural Electricity has been installed to the South side of the property where there is an electrical meter and circuit breaker box. There is a drilled water well that is 300 feet deep and equipped with a 1 HP electric submersible pump installed at 275 feet and also a hand operated back-up pump installed at 250 feet. The water well pressure tank, pressure switches and water filter are housed inside of an 8 foot x 10 foot well house. A septic system could be installed. Propane gas can be purchased from the near-by communities.This property has surveyed legal access by means of a natural gas lease road. The road has a rocky base and provides all weather access to the property but a truck or vehicle with 4-wheel drive is recommended. Seasonal Mountain Streams: There is a seasonal mountain stream that flows east through the center of this property. Pictures of the creek and water holes are provided. Also, there is a natural spring located close to the camp area on the South side of the property. Additionally, there are several lakes and ponds located on the cattle ranch that are within a 1 mile radius of this property which serve as a year round water supply for local wildlife. Camper: There is a 28 foot bumper pull camper with one slide out that is installed on the property. This camper will convey to the new owner. There are 120 surveyed acres of land that is mostly covered with a mature stand of timber that is native to Southeastern Oklahoma being primarily a diverse variety of oak trees with a few scattered native shortleaf pine trees. There is a diverse variety of terrain on this property ranging from flat to gently sloping ridges to steep rocky canyons. There are many locations on this property with great mountain and valley views that would be ideal for construction of a weekend cabin or even a full time permanent residence. The surrounding area is 70% wooded hills and mountains with creek valleys between the mountains and hills in which are located small farms and ranches. The area is sparsely settled with the majority of the land being wilderness type acreage heavily wooded. Excellent recreational property with a diverse variety of terrain and some unique features including a rock canyon. Excellent hunting for deer, squirrel, turkey, wild hogs, rabbit, quail and other game. Scenic mountain and valley views.
